C o n s t r u c t i o n M a r k e t p l a c e 2 1 W e d n e s d a y, J a n u a r y 2 1 , 2 0 1 5 RESIDENTIAL ENERGY EFFICIENCY: A NEW LANDSCAPE When it comes to energy efficiency, builders today are definitely operating under different parameters than just a few years ago. While code standards in the past years have steadily driven energy efficiency, today's hyper focus and rapid regulation changes make for a complete- ly different ballgame. Now, in addition to potentially overlapping codes and the Energy Star program (www.energystar.gov), we have the new Regional Energy Efficiency standards and HERS ratings (www.resnet.us/hers- index). While there are different schools of thought about which provides the best marketing advantage, no builder can ignore these programs. They're here to stay, in one form or another. While first cost remains an impor- tant factor in what builders include in their new home designs, many have decided to differentiate themselves by offering energy efficiency as a compara- tive feature, similar to architectural ele- ments. This isn't just because energy effi- ciency is government mandated, but because consumers are more aware of home energy efficiency, and in fact, it has become an element in their decision- making process. Many builders participate in the Energy Star program because tax breaks still exist and local utilities build incen- tive programs around it. Goodman has a substantial number of heating and cool- ing products and systems rated under the Energy Star program. That said, under Energy Star, the builder may have less freedom to utilize a different selection of products to achieve an overall home effi- ciency that is based on the unique design of that home – including products that are Energy Star rated of course, but possibly other technologies or design techniques that can help achieve the overall per- formance target. Some builders are utilizing HERS to do just that, and they're standing out competitively. Part of the flexibility of HERS is that elements such as insulation, heating and cooling systems, roof- ing and window treat- ments can all be "jug- gled" to get an overall HERS rating. Constructing model homes with open walls and highlighted materials to showcase construction methods can help consumers better understand the net effect on energy consumption. It is also a good environment to showcase the benefit of higher efficiency HVAC systems. Using local utility rates, builders can demonstrate to potential homeowners how equipment or con- struction features, including HVAC, contribute to the HERS score and how it impacts monthly energy costs.
