CM: Why should businesses use 1st Financial Bank USA? MM: 1st Financial caters to small home builders building 50 or fewer homes a year. For most borrowers, we are a "first call" or "second call" lender. By that I mean, if your local bank isn't answering the call for you, we should be your next call. You might be very small, building just one house a year, and you don't want to turn to a private lender. Or you may be tapped out at your current bank. Maybe you have a great reputation, but a credit score tarnished by the economic down- turn. Or your business could be booming and you just want another lending option. If any of this hits home for you, get in touch with us. CM: What kind of loans do you offer? MM: 1st Financial offers builders, devel- opers and investors two types of loans. We offer verti- cal construc- tion financing on one- to four- unit residential spec, pre-sold and model homes, with interest rates for this program starting at 4.99 percent. We can lend up to an 80 percent LTV, although if it's your first loan with us, the maximum LTV is 65 percent. We also offer builders, developers and investors financing for fix and flip proj- ects. For these loans, we can finance up to 80 percent of the purchase costs and 100 percent of rehabilitation costs, and the current interest rate for that product is FUTUREFLASH: THE PERFECT WATERPROOFING SYSTEM Manufactured in the USA by MFM Building Products, the FutureFlash ® Waterproofing System provides new technology to battle against moisture damage around windows and doors.
