THREE THINGS EVERY PROJECT NEEDS TO CREATE BETTER RESULTS By Alex Lopatynsky, AIA, Managing Director, JCJ Architecture Immensely complex, extremely expen- sive and potentially risky – all owners that embark on programs of design and construction are taking a great leap. Whether the project is to alter an existing facility or to undertake new, ground-up development, it is our experience that early communication and decision-mak- ing have a significant influence on proj- ect success. A comprehensive approach to these factors has enabled JCJ Architecture to deliver projects under the most stringent and extreme conditions. Three of the most fundamental are: Financial and Market Context Every project sits within a context that should affect the planning and design solutions. A potent cocktail of business pro forma, regulatory entanglements, project feasibility and market conditions is part of the basis for design and imple- mentation. For example, at Resorts World Casino New York City, our client, Genting, had a very focused and clear set of goals for the new facility – right down to the number of steps that it should take employees to get from back of house to patrons on the gaming floor. The combination created con- tinues to set records in terms of patron visitation and revenue, even 18 months after opening to the public. When the construction manager and the architect participate in the devel- opment of design vision and jointly develop strategies for implementation, we have seen a decrease in conflict and an increase in project control. JCJ is currently working with Empire Resorts, Inc. and LP Ciminelli on a new entertainment destination in the Catskill Mountains of N.Y. In early design, we had the benefit of having Ciminelli's executives at the table devel- oping real-time estimates that enabled us to validate cost. This integrated delivery approach allowed us to respond in a more efficient and cost effective manner for the owner, producing a conforming plan to meet the budget twenty percent faster. Shared Basis for Design An enhanced startup can increase design opportunities as well as budget and schedule certainty. JCJ Architecture and Swinterton's approach to creating bridging documents for the Viejas Casino Hotel enabled the team to estab- lish an early understanding of the levels of quality and design, to create a robust costing model and GMP, and to ensure that any increase in cost would be relat- ed to scope as opposed to design. The project was so well understood after the initial design phase that the project team was able to accelerate design and construction, allowing the team to reduce the schedule by five months. Occupancy rates of 97 percent validate there was no compromise or impact to quality or patron experience.
